Reconciliation

Summit's Chief Appraiser and team of quality assurance experts use proprietary tools and multiple data sources (public records, listing data and comps) to reconcile differences between multiple valuations on a property. To ensure valuation accuracy, every report is evaluated against public data as well as every data point in prior valuations completed by Summit for the same property. Summit reconciles any identified inconsistencies by interviewing the originator of each report and considers their justifications. The end result is an assessment of each data element in the report and ultimately a confirmation of the most likely fair market value of the subject property.

Desktop Review

Summit's USPAP compliant Desktop review of prior valuation reports is designed to verify the quality and accuracy of information in the valuation and to confirm that industry standard guidelines and requirements have been met.
